What Should I Consider in a Roof Warranty?

When you purchase a roof, the value in the roof is more than just the roof itself. The full value is made up of the roof plus the warranty. But, not all warranties are the same. So, you need to know what matters in a warranty and how to evaluate its worth. The three questions you should ask about a warranty are: Who’s backing the warranty? What is covered in the warranty? and How long will the warranty last?
  • Who's Backing the Warranty?

What you're asking when you ask Who's backing the warranty? is who is going to take care of any problems that the warranty covers. Generally, there are 2 possibilities, the roofing contractor or the manufacturer. Between those 2 possibilities, a warranty backed by a manufacturer is more valuable. This is because manufacturer's are larger businesses with size-able financial resources. A roofing materials manufacturer is a stable business that you can expect to still be in business in the future. Roofing contractors are smaller businesses, and may not be around when you begin to have problems with your roof. That's why we offer warranties that are backed by GAF, North America's largest roofing manufacturer.

  • What's Covered in the Warranty?

The answer to the second question: What is covered in the warranty? may seem obvious, but there is more than one possibility here too. First, you need to know exactly which materials are included? Some warranties include only the shingles, while others include up to the entire roofing system. Second, you should ask whether the installation and workmanship are also included. Mistakes that the contractor made are more common than material failures, so it is a good idea to look for a warranty that includes both types of coverage.

  • How Long will the Warranty Last?

Last, the easiest part of the warranty to consider is the length of time the warranty will last. Most warranties are for 20-50 years, so you want to consider one that will last at least as long as you plan to live in your home.
